I visited this place, (first time alone, and second time with my parents).and collected some information about this project. I hope it would be helpful to you if i can share my experience here.
It is around 4 kms from technopark back gate. we can reach this place via 4 ways.
1. via the thrippadapuram road - technopark back gate (3.7 Km from technopark)
2. via pangappara - monvila road - ( kazhakkootam - sreekaryam highway, take a right trun near pangappara health centre , the road to Heera Gardens, this link road will rach Monvila Junction. this project is just 500 meters before reaching movila ( 5km from Technopark)
3. By Bus catch the Kulathoor - city bus and get down Monvila Jn ( around 5.5 km from Technopark Front gate )
4. if you are travelling in fast/superfast, get down in Chavadimukk/sreekaryam, and catch an auto to this place.
This is a housing colony with 13 independent villas, known as surya gardens. and it has a lorry accessible private road. 10 houses are already occupied, and most of them are technopark people.
This is a really nice place with good neighborhood and security. with 24x7 water connection and electricity.
I talked to the builder, and he showed me the completed villas, and they are ready to occupy condition. i think this is a fairly good deal. He is asking 19 lakhs for two bed room house, but I was managed to negotiate it for 17 Lakhs. i enquired about this place and project to some people nearby and in some shops in monvila junction. according to them this area is good, and there land prices are upto 3.5 Lakhs/cent.
This two bedroom house is with in 3.5 cents, and around 750 square feet single story. the work done is decent and average. 2 bedrooms (attached), kitchen , Hall and sitout. Hall and sitout are virtified tiles, and rooms and kitchen ordinary tiles. painings polishing and everything looks neat. Car parking space is there, where you can park 2 small cars, or one SUV.
I bet, we can't get get such a property within 10 km around technopark. ( because we visited two more plots nearby, and they were asking 4.5 lakhs.cents and 4.7 lakhs/cents respectively, those are even 2 kms away from here). so I decided to take one house, gave the 1 lakh advance amount and the owner has given us the copies of all the necessary documents.
According to my view:
Pros:
Good deal, worth for money
Good proximity to technopark(3.7 km), bypass(2km) College of engg tvm ( 1.5 km) sreekaryam (2.5 km), airport ( 15 km), school ( 300 meters)
Good location and neighborhood
Accessible to city - Bus is there every 10 minutes to city
Developing area
Cons:
Not much space on the backside of the house ( if we want to do some 'krishis')
Two bedrooms, ( i would be happier if it is 3 BHK )
